Zeeburgereiland

XML designed a residential building containing 27 apartments on Zeeburgereiland in Amsterdam, commissioned by VolkerWessels Vastgoed. Positioned along the waterfront, the project is defined by a floor-to-ceiling glass façade that frames expansive views across the IJmeer. Large sliding doors extend the living spaces onto generous balconies, strengthening the relationship between interior and landscape. Conceived during the height of the financial crisis, the project emerged from the ambition to create a distinctive architectural identity within the constraints of a highly limited construction budget. XML approached this challenge through the careful integration of prefabricated building elements and efficient detailing strategies, making it possible to realise the extensive glazed façade while maintaining economic viability. Technical components are seamlessly incorporated into the architectural expression. External sun shading is concealed behind the aluminium façade detailing and becomes visible only when deployed, while ventilation grilles are integrated out of sight to preserve the clarity and precision of the building envelope. As one of the first residential developments on Zeeburgereiland, the project demonstrates XML’s commitment to combining architectural quality, technical innovation, and cost-efficient housing design.
